How did it all start and where does the name Nikola come from?
From the days of St. Nicholas Tavelich – a Franciscan who lived in the 14th century and the first Croatian saint – up to the present day Šibenik has been a noble town always forward looking, always having an inextinguishable spark of love of creation, visionariness and age-defying beauty.
But there is another Nikola who left a permanent mark on Šibenik: Nicholas of Florence, known in Italian history of art under the name of Niccolò Di Giovanni Fiorentino. He was a Renaissance sculptor and architect, who built the Cathedral of St. Jacob together with George the Dalmatian, and who dedicated a major part of his life and creative work to Dalmatia and Šibenik.
In Šibenik, each street, house and corner, tells a tale of the rich town history, filled with ideas and spirit of visionary people who strongly influenced the local and the world culture, architecture, sports and science.
Šibenik is the only Croatian town with two sites included in the UNESCO World Heritage List.
Any traveler coming from the sea, when entering Šibenik through the Channel of St. Anthony, will be welcomed by majestic St. Nicholas’ Fortress, named in tribute to the town’s patron saint.
This marine military stronghold erected in the 16th century on the Islet of Ljuljevac has been included in the UNESCO World Heritage List since July 2017. The construction of the Cathedral of St. James, a small architectural masterpiece that successfully merged Gothic and Renaissance features, took 105 years, and its most influential architects were George the Dalmatian and Nicholas of Florence.
The execution of the Cathedral’s dome is considered one of the best achievements in the Renaissance architecture.
Let us mention just some of the great men who left a lasting mark and enriched the history of Šibenik and of Croatia.
Faust Vrančić from the 16th century, a true homo universalis, an inventor whose ideas were implemented throughout Europe centuries after his demise. Some of his inventions were even assigned to great Leonardo da Vinci.
Ante Šupuk, who built the first hydroelectric power plant with alternating current in Europe in 1895.
It was put in operation only two days after the first one in the world – in Niagara Falls.
Dražen Petrović, a world-famous NBA player, who gained a cult status among the basketball fans.
These great people and their achievements show the guiding principle running throughout the proud history of Šibenik, the “red thread” of the future, of the original thought and reinvention of familiar concepts: in the philosophy of life, arts, culture and science alike.
The visionary behind the Nikola project, who created unique and harmonious equilibrium between the authentic Mediterranean lifestyle and state-of-the-art architectural solutions is Nikola Bašić, 71, a Croatian-born and world-famous architect and professor, a renowned expert with invaluable experience and achievements.
Bašić has been a full member of the Croatian Academy of Sciences and Arts since 2016.
He has been working as Associate Professor and Manager of the Architectural Workshop at the Faculty of Civil Engineering, Architecture and Geodesy in Split since 2005. His works twice won Mies van der Rohe Awards in 2007 and 2012 respectively.
He has held solo exhibitions all over the world: in Venice, Hangzhou (China), Paris, Ljubljana, etc., as well as group exhibitions in Vienna, Florence, Barcelona, Milan, Madrid, etc.
In addition to many international awards and distinctions, Bašić has also been awarded the Knight Medal of the French Order of Arts and Letters by the French Academy of Sciences and Arts – Chevalier de l'Ordre des Arts et des Lettres.
Bašić is acknowledged and acclaimed by the public at large chiefly for his works the Greeting to the Sun and the Sea Organ in Zadar, and for the Memorial Crosses on the Kornati Islands.
The Sea Organ was officially revealed in 2005, and in 2006 it was already awarded the European Prize for Urban Public Space. Nikola Bašić shared the first prize for his project with the Dutch group of architects and their project in Zaanstad, competing among 207 projects from 31 European countries. The Memorial Crosses on the Kornati Islands, visible even from the satellite, represent a monument paying tribute to the Kornati tragedy in which 12 firefighters lost their lives.
Nikola Bašić designed and made this memorial as a group of 25 m long and 15 m wide crosses, only by human hands, without any use of machinery and binding materials.
All crosses are assembled using only drywall building technique.
Bašić and Šibenik already proved their special connection in 2016, when Bašić, together with Marko Murtić, was nominated for the prestigious distinction "International Hotel & Property Award", presented to the best design solutions for world-famous hotels.
Nikola Bašić earned this international recognition for his design of Hotel D-Resort in Šibenik.
In his latest project, Nikola, Bašić shows the vision of the integrated urban area in accord with the trends and requirements for the new quality of life. The Cathedral of St. James in Šibenik, included in the list of UNESCO World Heritage Sites has recently become a world-famous destination as a set for the fifth season of TV series Game of Thrones. Šibenik cityscape set the scene for the City of Braavos, a banking city with The Iron Bank, the largest in the world. The Iron Bank was staged in none other than the architectural masterpiece of the Cathedral of St. James, contributing a unique mystic feeling and atmosphere to the story.

The Kornati Islands west of Šibenik consist of 150 islands and islets covering the area of 320 km². The whole region around Nikola is full of magnificent natural beauties. Lake Vrana is the perfect example. It is the largest natural lake in Croatia, 20,16 km² in size, and it’s a popular fishing destination. Lake Vrana: perfect place to visit and enjoy!
This small and magical, picturesque island is located within the Krka River National Park, and included in the list of UNESCO World Heritage Sites. Living on Kalelarga, a pedestrian street, implies living in the very center of social life and urban hustle and bustle. It is an ideal spot for urban leisure and social interaction, authentic and inherent to the Mediterranean communities.
The total capacity of Kalelarga is 327 apartments, the commercial amenities area amounts to 4 500 m², and the parking capacity is 487 parking spaces. The overall number of floors in this area is as follows: basement + ground floor + 4 floors.
Kalelarga, ca. 500 m long, is a connection between Zablaće and Nikola’s waterfront. It represents a backbone, the chief support of Nikola’s urbanism as a whole. Kalelarga consists of 4 blocks, having two buildings respectively – one on either side of the pedestrian street.
The blocks bear the names of local winds: Bura (bora), Jugo (south wind), Levant (east wind) and Maestral (landward breeze). The ground floors of the buildings have a commercial purpose, e.g. shops, restaurants and a variety of services, whereas the purpose of upper floors is residential.
The apartments on Kalelarga are thus “high street” apartments, in the midst of urban eventful and social life. The offer of commercial amenities is deliberately sized in such a way as to surpass the needs of residents only: the aim is to have Kalelarga visited by tourists coming from neighboring and other towns and resorts, and to turn it into a meeting point, a shopping and entertaining area for the overall wider region.
The parking capacities are adjusted to meet the parking needs of permanent residents, but also of others – underground garages inside every block are designed for external users and visitors who come out of town as well.

The Periskopi (periscopes in Croatian) are comprised of the Periskop Building, the Periskop Villas, and the Tourist Villas. All Periskopi units are situated in the innsection of the northern area of the project, on the plots in the second row to the sea. In terms of the number of floors, the Periskop Villas have the ground floor, the first floor, and a patio roof. Each "row house" is divided into two apartments, one of which occupies the ground floor with living spaces, a yard and a swimming pool, and the first floor with bedrooms.The second apartment is on the two remaining floors featuring an open loft (periscope) with a panoramic terrace, kitchen, dining room, and an outdoor pool.
All patio roofs, in a periscope fashion, overlook the sea and have swimming pools, summer kitchen, outdoor showers, sun decks and a shaded lounge. There are 32 Periskop Villas in total. Every villa has its driveway and a pedestrian access from the public road, two parking spaces on the plot and a landscaped area, i.e. a small park.
The Periskop quarter is a spatially more developed condominium totaling 34 apartments, with the ground floor and 3 floors, and every residential unit has a duplex apartment. The apartments have average area of 150 m², and each unit has 2 two-story apartments.
Grozdovi (a Croatian word for clusters) are a set of apartments in contact with the lake in the Nikola project. They are condominiums branching finger-like towards the lake, with 8 clusters and 5 buildings per cluster, and a total of 240 apartments.
These apartments are designed within the Program+ concept, custom-made, fully flexible and adaptable to suit any requirements and needs of future customers. Therefore, the residential area can be decreased or increased, segregated or merged, following different case scenarios, and depending on whether the space will be used for living and renting, or for business and commercial purposes.
In accord with the authentic Mediterranean lifestyle, the spaces are densely packed and extremely close to each other to achieve a true sense of the authentic Mediterranean community. They are nevertheless envisaged to be reinvented and redesigned: adapted and treated in different ways in accordance with the wishes and needs of customers.
Mandrači Villas are designed in line with the traditional layout of the house in the surrounding island regions such as the Island of Prvić or the Island of Murter, and typically have their own private mooring in front of the house.
In fact, the name of Mandrači Villas derives from traditional jetties called mulići or mandrači, which according to traditional living habits used to provide their owners with their own private mooring.
Mandrači Villas represent a higher density concept of living in row houses, whereas Marina Villas stand for a more luxurious concept of living with interior courtyards, and spaces cascading slowly from their exterior to their interior.
Mandrači Villas overlook the harbor. Mandrači Villas include a total of 34 villas having average area of 300 m2. Marina Villas have 13 villas in total, the average area of which varies from 300 to 350 m².
The Marina Villas are located on the sea shore in the middle of the harbor. They are designed by urban rules for the typology of row houses. They offer a possibility for creating alternative spaces upon personalized requests of the users. The variations of the basic unit in terms of its size and program variety to include both basic and alternative programs bring about a dynamic and picturesque Mediterranean environment. In this case, the abundant variety of compositional structures does not imitate the urban heritage, but is a direct result of unpredictable variations in line with program individualizations.
Thus, each unit is comprised of the basic program (the living wing, the sleeping wing), the accompanying program (open-air kitchen, a garage, a swimming pool, gardens, etc.); and the alternative program (office / studio / atelier, a separate room, a separate suit, a separate apartment).
The basic and accompanying programs represent the principal spaces of the house, which, by the buyer's choice, can be expanded with the facilities from the optional program, which are, as a rule, autonomous, and accessed from a separate entrance.
Among the residential units communicating with the sea, there are several types classified according to the number of their dwellers: row houses, villas and condominiums.
The sets of villas offer tranquility, luxury and comfort. They include Betina Villas – named after a small town on the Island of Murter. These villas are designed in line with the traditional layout of houses in the surrounding island regions.
The style of Betina Villas design can be traditionally seen on the Island of Prvić or the Island of Murter, and hence these villas in the Nikola project replicate the traditional layout popular on these islands for generations.
One of the unique features is also their own private mooring in front of the house, as it was common for the residents of the islands in this region to have their private boats moored right in front of the house.
There are 110 Soline Villas in total, having average area of 300 m². Architecturally, Soline Villas virtually represent a replica of Mandrači Villas nearby the sea. However, Soline Villas are situated inside Nikola, overlooking the lake, and do not have a private mooring in front of the villa. On the other hand, they are most intensively permeated with water, both residentially and visually. Soline Villas are really villas at the lake in every sense of the word.
The Periskopi (periscopes in Croatian) are comprised of the Periskop Building, the Periskop Villas, and the Tourist Villas. The Duplex residential complex is located in the northern part of the project. It is not situated by the sea, but is strongly introvertly designed, focused on comfort and social interactions. The residential area farther from the sea lacks stimuli such as the sea view, but offers the first-rate comfort of living and working experience.
The Duplex residential complex consists of one-story and two-story apartments laid out according to the principle of two apartments per floor. The staircases are generously sized and exceed the purely utilitarian communication function, becoming spaces for social contacts and interaction. This area also provides the opportunity for the implementation of Program +. It can be used for various purposes, such as business premises, self-employment, tourism rentals, etc., and guarantees the autonomy of alternative programs,both in terms of access and their function.
The area is divided into 5 subsections, each of which has garages and storages in the basement. The total number of apartments is 160, the average area is 100 m2 for one-story apartments and 200 m2 for two-story apartments.
The Gromače are villas located in the contact zone towards the protected area of the Channel-Port. Conceptually, they are a contemporary reinterpretation of a typical Dalmatian landscape partitioned by dry stone wall construction. On the edges of the plot, thin and long volumes that resemble dry stone walls are built where the facilities complementary to the basic housing program (such as wine cellar, summer kitchen, guest apartment, sauna, etc.) are located. Within such enclosed plots, transparent amoeboid volumes are placed, which resemble greenery within the dry stone wall fences, and where living rooms, dining room, sleeping area are located. In this way, compositionally, a series of dichotomous spatial relationships is achieved: served – servant, solid - transparent, winter – summer, basic program – program +, geometric – fluid, etc. The villas are ground floor, in 3, 4 and 5 room variants. The total number of Gromača is 12.
The total capacity of all hotels in the Nikola project is 469 keys. The largest one of them, a star-shaped hotel Zvizda (a Dalmatian word for the star), is in direct contact with the sea and located at the very entrance to the town harbor.
In addition to being designed as a multifunctional event center for business meetings and conferences, weddings and celebrations, this hotel is foreseen to be a center of multifaceted commercial amenities, to have a casino, spa and wellness, shops and other services as well, and last but not least, to be a nautical center providing services to boaters from the nearby small harbor.
Therefore, the Zvizda Hotel has the attributes of a town hotel, with the widest and the most versatile offer guaranteeing life in season and out of season: for Nikola residents and for the tourists and visitors alike. The Zvizda Hotel hence functions as an extension of the social needs of Nikola, offering its premises for weddings, gatherings and celebrations on any occasion.
The hotels in the Nikola project are deeply immersed in life of the area, and as such, they are symbiotically linked with the surrounding space, thus becoming vivid and active focal points throughout the year . In other words, in addition to providing a unique tourist offer, they facilitate life and great urban atmosphere for the Nikola residents all year round, in season and out of season.
Each of the four hotels in Nikola is named after its distinctive physiognomy. The heart-shaped hotel Srce (a Croatian word for the heart) is situated opposite the Zvizda Hotel, on the other side of the entrance into the harbor. and It is an exclusive eco-hotel with its own beach.
The harbor itself offers a broad range of different operational quays, with the amenities configured for sports, individual and municipal purposes, hotels and nautical tourism. And the Srce Hotel is located at the very entrance of the harbor, conveniently so, as it is a heart of the premium hotel offer in Nikola. It is designed for the most demanding and most elite guests, and hence is a flagship hotel in the Nikola project.
The Mala Solina Lake has a character of a closed waterbody. It does not communicate with the harbor and the sea, except for forced circulation water hydraulic requirements. The lake water is intended for swimming, water sports and, in general, for leisure activities of the tenants, the owners of properties surrounding the lake. The Soline Hotel is one of the two hotels at the lake in the Nikola project and is specific by its unique offer.
This hotel has a highly individualized character – it offers sporting and healthcare facilities and amenities. It has a salt pan with its own salt production. The salt therapy has a proven healing effect and is a valuable complement to the conventional healthcare offer. Each of the four hotels in the Nikola project is designed to provide specific amenities and offers. The Soline Hotel and the Ameba Hotel are the two hotels located at the lake. The Soline Hotel is chiefly focused on health tourism, whereas the Ameba Hotel will most certainly lift the spirits of the youngest and the most playful ones.
The Ameba Hotel is primarily a family hotel that offers fun and entertaining programs for children, both in the water and in the indoor swimming pool right beside the open-air amusement and adventure park. Designed to give memorable and family fun moments, it provides a wide range of contents for customers from the youngest age and older. These hotel is oriented to the residents of Nikola as well, who can use it’s sporting, healthcare and entertainment services, amenities and conveniences.
The building of the hostel / boarding school / hospitality school is located in the southern part of Nikola, closely communicating with the area of Zablaće.
It represents an important educational and tourist offer of Nikola, with a total capacity of 45 keys for the campus and the hostel. The educational and tourist character of these specific educational and accommodation providing facilities opens up the possibility for student exchanges throughout the year, as well as a possible connection with the Polytechnic of Šibenik. In the basement of the elongated floor plan, , there is a garage and service areas. The lobby with the reception desk is located in the central part of the ground floor. The kitchen and the canteen are in the west wing, whereas the lecture halls and classrooms occupy the east wing.
The floors above the ground floor house the accommodation units, and the attichas a fitness room with a swimming pool. The pedestrian access to the hostel is from the main street, but there is also a pedestrian connection with the settlement, on the opposite side of the plot.
Living on Kalelarga, a pedestrian street, implies living in the very center of social life and urban hustle and bustle. It is an ideal spot for urban leisure and social interaction, authentic and inherent to the Mediterranean communities.
The total capacity of Kalelarga is 327 apartments, the commercial amenities area amounts to 4 500 m², and the parking capacity is 487 parking spaces. The overall number of floors in this area is as follows: basement + ground floor + 4 floors.
Kalelarga, ca. 500 m long, is a connection between Zablaće and Nikola’s waterfront. It represents a backbone, the chief support of Nikola’s urbanism as a whole. Kalelarga consists of 4 blocks, having two buildings respectively – one on either side of the pedestrian street.
The blocks bear the names of local winds: Bura (bora), Jugo (south wind), Levant (east wind) and Maestral (landward breeze). The ground floors of the buildings have a commercial purpose, e.g. shops, restaurants and a variety of services, whereas the purpose of upper floors is residential.
The apartments on Kalelarga are thus “high street” apartments, in the midst of urban eventful and social life. The offer of commercial amenities is deliberately sized in such a way as to surpass the needs of residents only: the aim is to have Kalelarga visited by tourists coming from neighboring and other towns and resorts, and to turn it into a meeting point, a shopping and entertaining area for the overall wider region.

In the middle of the Citadel ensemble there is a square with thetraditional farmers' and fish market, and a two-story facility called Nikolodeon(Nikola + odeon), a kind of a pendant to the town hall, also situated inside the Citadel.
Apart from the farmers’ and the fish market, there is a multitude of tiny craftsmen’s stores, services, and grocery stores, contributing vividness and colorfulness to the area. Everything takes place in the typical Mediterranean ambience close to the sea, brimming with chatter, colors and scents.
The shopping center, located in the southern part of Nikola, is one of the indispensable urban amenities in this project. Offering a rich variety, the shopping center contributes to the quality lifestyle of the Nikola project inhabitants and visitors.
The role of the shopping center is to be the main supply point for people inNikola and Zablaće, and to some extent for the Solaris Tourist Complex as well. Trapezoidal in shape, and wrapped into a powerful envelope, it is opened up by means of porches on its front and back sides.
The wider front side communicates with the access square, and serves as the entrance to the building, whereas the narrow back side represents the commercial entrance.
The ground floor of the building houses the covered car park and a warehouse. The first floor, accessible by sloped moving walkways and elevators, comprises the shopping center shopping area, as well as catering facilities and other shops. The vehicular access is possible over the road running from Zablaće to the Nikola area.
Water (sea) is the main element of the settlement. It is a bearer of shaping, a substance with which the organization and identity of the settlement is built and defines the lifestyles and habits of future residents. It is the very core, the essence of the new settlement.
The shape of the port and its coasts refers to the traditional coastal urbanisms and cities created around natural ports.
The contour of the coastline itself, the dimensioning of the water area as well as the depth of the sea bottom, result from the characteristics of the vessels, which are expected within the port, as well as their navigational requirements.
Within the port, an entire range of different operational coasts, that is, types of berths was developed: sports, individual, communal, hotel and nautical.
The outer coasts in the scope of the project are consumed by recent construction. In addition, these coasts are intended for public bathing, to which all inhabitants and their guests pretend with equal right, wherever their homes are located.
Because of this, the most valuable individual housing is conceived on the inner, protected and highly privatized coasts, where not only are the villas located in the first row to the sea, but also have their own "private" sea. These quotation marks in the word PRIVATE are rightly omitted when it is about the villas that are built in navigationally unreachable lake waters.
And that is what represents the key to this project, because most of the housing units are positioned on inner waters. Most of the inhabitants of Nikola have their own access to the beach and the possibility to bath directly in front of their houses.
An important spatial component of the entire project is the greenery. The area includes a total of 8.82 ha public green areas. It is important to distinguish two fairly distinct zones: the zone of protected greenery and the park surfaces.
The zone of protected greenery is planned along the ring road encirculing the project, gliding into the cultivated and natural areas planned to be preserved.
The contact zone with St. Nicholas’ Fortress will be arranged as a park, with a pedestrian walkway, cycling lanes and recreation areas. Much the same as the Kalelarga constitutes a communication link with Zablaće at another end of the area, the big public park represents an equally strong link with the protected area.
The promenade and cycling lanes running to St. Nicholas’ Fortress represent a vital part of active lifestyle endorsed by the project.
The third level is plot landscaping and horticulture (residential areas, hotel, etc.). The plots are planned to be planted with a variety of indigenous plants, including tall trees and typical low aromatic Mediterranean plants.
Lake Little Soline has a character of closed water. It is not connected with the harbour and the sea except in terms of hydraulic requirements for forced water circulation. In terms of navigability, the possibility of connection between the lake and the sea is intentionally denied. In this way, the lake has maintained its primary character, and in addition, a possibility of realizing residential facilities in immediate and direct physical contact with water was obtained, which is, in terms of real estate supply, a novelty in the market. In fact, unlike the newly formed harbour whose coasts are part of the maritime domain, water within the lake is treated as a part of private plots and included in private property. For this reason, it is possible to realize exceptionally exciting and attractive housing typologies whose living rooms, terraces, exteriors or inner spaces are literally immersed in water. Water inside the lake is intended for swimming, water sports and, generally, the leisure of the tenants, owners of the properties that surround the lake.
The Nikola project is in accordance with the General Urban Development Plan of the Town of Šibenik (GUDP) and all the licenses required for the implementation have been obtained.
